Ten-year project will see the creation of homes, shops and other social infrastructure
A £520million regeneration project which will see the creation of homes, shops, a primary school and a health centre has been launched in Alperton.
The ten-year project will aim to transform the area, create recreation space and capitalise on its location alongside the Grand Union Canal.
The aptly-named ‘Vision for Alperton’ was drawn up in 2007 by Brent Council but the project stalled during the recession under the previous owners.
Network Housing Group (NHG) bought the site in last year and are working alongside the council to design the first phase – a £110m mixed-use development at 243 Ealing Road.
Located on the site of the old B&Q warehouse store, the building will comprise of 441 mixed tenure apartments in seven 9-14 storey contemporary glass towers and 13,330 sq feet of commercial space.
NHG will manage the 54 shared ownership and 57 affordable rent properties for local residents on the development.
Hill, one of the top 20 housebuilders in the UK, will be responsible for the construction of the site, with the sale of 330 private properties being carried out jointly between Hill and Network Housing Group
Helen Evans, chief executive of Network Housing Group, said: “This new development marks the start of one of the most exciting regeneration projects in West London and is an exceptional example of the right way to build more homes in the capital.
By working together with the Mayor of London, Brent Council and Hill we will transform this part of London into a new community, which will go some way to stemming the acute housing shortage we are experiencing across the city.”
Cllr George Crane, Lead Member of Regeneration and Major Projects at Brent Council said: “This year has been an exciting one for Brent with a number of major projects delivering on the ground, despite the tough economic circumstances.
“The Brent Council remains committed to working with our partners to bring forward high quality new development in our growth areas and the proposals for Alperton fully exemplify this.”
Work at 243 Ealing Road is expected to commence this spring, with the sales launch planned for next year.
